Barking Riverside promises to become one of the most important and inspiring new communities in London. Home to more than 26,000 people, enjoying new schools, shopping, parkland, access to the river, new improved transport connections and close to vibrant Barking town centre.
Barking Riverside aspires to deliver an exciting mix of high-density design offering a range of tenures and affordable homes.
Central to the development of Barking Riverside are generous community facilities. Ranging from local shops to a wide variety of healthcare facilities and leisure spaces, as well as three brand new schools.
All this will be set in a high quality environment of parkland and open space, designed for the enjoyment and benefit of the whole community. Access to the riverside is a priority, opening up 2km of riverfront to walkways and cycleways.
During the first 20 to 25 years of its development, Barking Riverside will grow through a series of character changes. It will begin modestly and will then start to assert its own qualities. Gradually a rising level of services will enable it to stand on its own, and finally it will affirm itself as a new place full of character.
Before Barking Riverside can meet its metropolitan ambitions it must develop through a series of phases:

• Development of ‘Eye Square’ forms a new business hub
• New secondary school opens
• ELT extension connects to Dagenham Dock
• A new DLR station opens close to the ELT
Phase 4 2020 – 2025
• The park matures into a high-quality recreational space
• The riverfront centre is completed
• New shops, restaurants and pubs open
• The streets become lively public places
The development will feature seven different neighbourhoods each will have their own mix of tenures and housing types but all will provide a stimulating environment in which to live. All neighbourhoods within the scheme will border either the park or the river with open space being within reach of every home.
The long-term aim for the development of Barking Riverside is to create a place of high quality design which offers choice and a strong sense of identity for future users.
Barking Riverside will provide an exceptionally broad range of homes and tenures in order to create different living environments and to suit people at different phases in their lives.
A range of homes and tenures will be provided through the affordable housing at Barking Riverside. The plan includes housing for key workers, such as nurses, teachers and police officers. Tenure options will include shared ownership, homes discounted for sale. A local housing company will be established and managed by Barking Riverside in conjunction with a consortium of housing associations.
Central to the development of Barking Riverside is a generous range of new community facilities, tailored to meet the needs of the whole community and specific needs of families, young people and the elderly.
Barking Riverside will include a broad range of shopping facilities, healthcare facilities, leisure space and three new schools, two primary and one secondary, all of which will be phased in to ensure that new residents have the key amenities in place when they move into their homes.
The first phase of development will include a primary school alongside a local neighbourhood centre containing health and community and shopping facilities.
The advantage of Barking Riverside’s large open spaces is that it allows a balance between residential, recreational and ecological areas to be created. The open space takes up 40% of the entire site and will be divided between the natural landscape and public parks shaped and integrated into neighbourhood areas, whilst areas of ecological interest remain protected.
The scheme emphasises the use of public transport and preserves valuable ecological habitats. Environmental concerns have been integrated into every aspect of the development, not least by creating a place where everyday needs can be met locally. Our energy efficient infrastructure will make low demands on natural resources and we will be open to new environmental techniques throughout the lifetime of the development.
All homes at Barking Riverside will have to reach the EcoHome standard Very Good, this balances environmental performance with the need for a high quality of life and a healthy environment.
To help Barking Riverside become a sustainable community, public transport will be the easy and accessible option for people living on or visiting the site.
Initially the site will be served by the East London Transit (ELT) a current proposal to extend the transit’s network to Barking town centre will further improve transport links. However alongside the ELT we wish to see a new DLR service to Canary Wharf, the City of London and the Dagenham Dock Interchange.
In addition to new public transport links work will also be undertaken to improve the local road network and in particular to the A13 junction.
